This is a nice property on the edge of the Sandhills close to the state line.  The property has historically produced cotton and other row crops but was enrolled in the CRP program in 2021.  There are 138.1 acres of CRP SAFE paying $6,367.00 ($45.90 / acre) annually.  The remainder of the land has been certified to wheat for the past two years and is now eligible for CRP.  This is a nice property for someone looking for recreation along with annual income.

Wildlife is abundant in the area with mule deer, quail, hogs, sandhill crane, and dove being the most prevalent.  There are pronghorns in the area if a landowner wants to pursue the permit process. This property borders the Lehman Ranch which has produced some incredible Mule Deer over the years.

There is a powerline running N-S through the property.  It is unknown if this is a public utility or an oil company line.  There are several oilfield locations on the property, but it appears that the operators have abandoned operations and are moving their assets off the property.


From Bledsoe, travel east for 2.5 miles on Highway 125 to County Road 41. Turn south on County Road 41 and travel south for 1.5 miles then the roads curves west, continue west for 0.5 miles to the SE corner of the property.
