PROPERTY DESCRIPTION
SOLD
We are pleased to offer this irrigated farm south of Highway 70 east of Olton in Hale County. There is another farm for sale adjacent to the farm to the north that would make a good combination.
Irrigation:
There are 103.37 irrigated acres covered by a 2003 Zimmatic pivot. There are four submersible wells making a combined 150 gpm or 2.4 gallons per acre.
CRP:
There are two corners in CRP, expiring in 2026, and paying $682.00 per year. The NE corner is a 6-acre dryland corner.
Land Use:
There are 36.8 acres of grass in the SW corner of the property in the lake bottom. The north 53 acres of the circle are planted to improved Bermuda grass and are being used for hay. The SE/3 of the circle is in cultivation and covers 36 acres.
Topography and Soils:
The farm is flat but has a large playa lake in the SW/4 of the property. The soils on the cultivated and improved pasture are very productive. The farm is mostly Olton loan with a large amount of Randall Clay in the lake bottom. There are several other minor amounts of other soil classes.
Lease:
The farm is cash leased for the remainder of the 2023 crop year. The tenant would like to continue operating this farm if a buyer is interested in renting it out. Contact our office directly for more information about the Lease.
Notices:
The buyer’s agent must be present at all showings. Underground line locations may or may not be accurate and are approximate from the Seller. Buyers are encouraged to do their own due diligence to validate all information. There is another quarter for sale directly north of this farm. Consider buying it to tie the water together, increasing the productivity of both farms.
PROPERTY LOCATION
